Building Surveying

 

Building Surveying has been at the very heart of BPG for over 32 years since the year of our foundation 1988 – and for many years longer for some of our staff! As well as all the technical skills expected of Building Surveyors our wide knowledge base means we also act as cost consultants, contract administrators and project managers delivering diverse schemes from inception to completion.

Whatever your property or construction need – repairs, maintenance, reinvestment, refurbishment, regeneration, extension or new build our Building Surveyors can help. If required, working closely with our in-house Architects and external specialist engineers within a multi disciplinary team, we can deliver challenging and complex projects as well as the more everyday.

Whether acting as project leaders or simply giving sound advice we ensure your property assets are compliant in terms of planning, building regulations, health and safety, asbestos, fire risk and all the other legislation that surrounds the built environment.

Working predominantly, but by no means exclusively, in the public sector we have a wealth of experience in all aspects of housing, education, community, civic and office repair and refurbishment. Our company is made up of a group of well educated intelligent, caring professionals who are gathered into bespoke design teams to suit each project.

These design teams are managed by the Directors of the practice so every project has senior management involvement.

Feasiblitiy Studies

Feasibility studies are conducted to determine if a project is technically, financially, and operationally feasible before committing to the next stage of submitting a planning application to the local authority. Feasibility studies help clients mitigate risks, optimize resource allocation, and maximize the likelihood of project success.

Planning Applications

Planning applications are typically required when undertaking construction, renovation, or change of land use activities. Creating planning applications entails providing advice and guidance throughout the application process. This involves collaborating closely with clients to understand their project goals and requirements, conducting thorough assessments, preparing the necessary documentation, and engaging with the relevant authorities or planning departments.

Tender Packages

We assist clients in preparing and compiling comprehensive and competitive tender documents for the procurement process. Tender packages are essential for winning bids from potential suppliers, contractors, or service providers, and they typically include detailed project information, specifications, terms and conditions, and evaluation criteria.

Passivhaus Design

We are members of the Passivhaus Trust and are committed to designing responsive buildings that are energy efficient and environmentally considerate. To support our client’s on this journey one of our Associates (Rosemary Lopez) has completed the Passivhaus Certified designer training to become a fully certified Passivhaus designer

Retrofit Advice

BPG offer both Passivhaus and retrofit solutions to our client’s projects providing a service which looks at energy efficient design solutions for existing structures.

BIM

BPG have a keen interest in BIM and have a documented policy, system and procedure that achieves “Level 2 BIM” maturity as defined in the government’s BIM Strategy.  BS EN ISO 19650-1 and BS EN ISO 19650-2 are the standards which we currently follow and adhere to.

A collaborative approach to design and construction is important on all our projects and we believe the use of BIM achieves better project outcomes through improved data sharing and management of design and technical information.

Visualisation

We are capable of producing visualisations of a concept standard all the way through to marketing material suitable for promotion of sales of the proposal or advertising for the site during construction (hoarding, promotional signage etc.).  Several types of still images can be produced to assist with the proposal ranging from standard conceptual visualisations to AVRs (accurate visual representations).  AVRs (also known as verified views) are highly accurate photomontages that layer real life photography with computer generated images taken from a specific viewpoint and using site specific surveyed data. 

Contract Administration

Construction Packages for Design & Build Contractors

Building Control Applications

Building control applications ensure that the proposed building or structure complies with the necessary regulations, codes, and standards related to safety, accessibility, and structural integrity. We guide our clients through the entire application process and facilitating communication between the client and the building control authority.

Cost Consultancy

Cost consultancy forms part of what a Building Surveyor does every day and we therefore have the required skills to provide cost advice for most construction projects. We can employ a variety of techniques to determine the cost of a building project using a cost per square metre initially to provide indicative costs and thereafter developing detailed spreadsheets as a project builds momentum and more information is available.

Defect Analysis

The works of a Building Surveyor will often involve the investigation of defects, a forensic diagnosis of why failure has occurred and the level of remedial works which are required to rectify problems.
The investigation of a defect requires a precise and careful approach so that nothing is missed and a report can be produced as to why a component has failed and what is needed in order to rectify a specific problem.

Employers Agent

Employer’s Agent services are typically provided on Design and Build Contracts where we work alongside the Client’s Architects in the preparation of Employer’s Requirements. Despite the ‘light touch’ often associated with an Employer’s Agent appointment, we are aware that the client’s requirements remain paramount and sound management of the contractor is a necessity to ensure their design does not detract from what the client expects.

Party Wall Matters

We have considerable experience acting as surveyors appointed under the provisions of the Party Wall etc Act 1996. We provide this service as both Building Owner’s surveyor and Adjoining Owner’s surveyor for a variety of clients including private developers, individuals, companies and suchlike. As part of this, we frequently provide advice to developers so that the full extent of liabilities is understood at an early stage.

Expert Witness

The knowledge and experience of our directors provides them with the capability to act as Expert Witness within their professional field. We fully understand the role of an Expert and their responsibilities whether they are providing advice to a client in advance of action being taken or a formal report to a court where impartiality is paramount. Examples of projects where we acted as an Expert Witness include the investigation of building defects, fraudulent insurance claim and claims where the delivery of professional service has been deficient.

Principal Designer

BPG are registered with Constructionline and CHAS to provide Principal Designer services and we are a Chartered Architects practice with the RIBA.
Principal designers have an important role in influencing how risks to health and safety are managed throughout a project. Design decisions made during the pre-construction phase ensure the project is delivered in a way that secures the health and safety of everyone involved.

Project Management

Our core disciplines of Building Surveying and Architecture mean we often find ourselves in the position of lead consultant managing and coordinating a team of other design or specialist consultants. Using these skills we regularly act as Project Managers on a wide range of projects both with and without some form of design or other form of professional responsibility.

Site Overseeing

We provide clients with expert supervision and management of construction sites or projects to ensure smooth implementation of design specifications and quality control. Site overseeing involves regular visits to the construction site and active involvement in overseeing and coordinating site activity.
